How long have you been a real estate agent and how much education have you received?
I have been licensed as a REALTOR® since 2004. What does this mean to you? It means that any REALTOR® with whom you work has voluntarily agreed to abide by a Code of Ethics put forth by the National Association of REALTORS®, based on professionalism and protection of the public. Not all real estate brokers are REALTORS®. In 2005 I received my Accredited Buyer’s Representative Designation (ABR®) to become additionally versed in the top practices as a buyer’s agent. In 2016 I received the EcoBroker® Designation, the premier green designation for real estate professionals.
I believe that continuing education (well above and beyond the hours that are required) makes me a better Realtor and assists me in serving my clients to the highest level possible. Annually I take a day long update course with the changes to the Colorado Real Estate commission contracts. When you are committed to mastering your industry, it shows.
Do you work full-time or part-time as a real estate agent?
Real estate is my full-time career and has been since 2004. It’s important to find an agent who has a pulse on the market and is working with buyers and sellers every day. An agent who has a rapport and a great reputation with other agents in your market area is to your advantage. I truly enjoy being a Realtor and am thankful to be a part of such a big moment in my clients’ lives. If you are looking for a trustworthy Realtor who will work with you every step of the way, you’ve found her!
How Will You Communicate with Me?
I collaborate closely with clients. We’ll talk about your preferred method of communication (phone, email, text, etc.) and make sure that you are kept in the loop throughout the entire home buying or home selling process. There are no silly questions. Open communication is key to my successful partnerships and satisfied clients.
What aspects of the transaction will you personally handle and which will be delegated to others?
When you have me as your Realtor® you work directly with me every step of the way. I receive all email, text, and phone calls personally. Where I utilize my office staff is to get marketing ramped up quickly and efficiently, and to track all the necessary transaction paperwork. I prefer to work directly with clients for everything from showings to negotiations to closings. For your financing, home inspections, and title work you’ll have access to my extensive network of experts who specialize in those aspects of the home buying/selling process.
What geographic areas and types of properties do you handle?
I handle residential properties (detached single family homes, attached dwellings and small scale investment properties). I have contacts for commercial real estate that I’d be happy to connect you with if you need to lease or buy commercial space. I handle properties in all of Boulder County, out East to Broomfield, South to Golden and North to Longmont. South Boulder has always been a specialty of mine. I’ve lived in the 80305 part of town for almost 20 years.
Can you explain the process to me?
One of my strengths is my ability to prepare clients for the next steps in buying or selling a home. To get started I have a packet of information for both buyers and sellers. I encourage all my clients to take the time to meet with me for an hour or two before we start the process so we can talk about how things work when you are buying or selling a home. Educating clients is VERY important to me. You’ve hired me as your expert, but knowing what to expect helps alleviate stress and confusion moving forward.
May I Review Documents Beforehand That I Will Be Asked to Sign?
Absolutely. I use Docusign e-signatures for all my transactions. This saves my clients time, and it also saves tons of wasted paper every year. I am always available to review documents in person and talk about what you are signing. I never want clients to feel like they are not completely on board with the process and necessary documents.
Why should I hire you over your competition?
I believe in exceptional service. Through my attention to detail, responsiveness, honesty, hard work and straight forward approach, I have created a successful repeat and referral business as a top producer at Four Star Realty. Counseling, collaborating, and communicating with clients and fellow Realtors leads me to great results. I focus on my clients’ needs throughout the entire real estate transaction, giving them a true advocate and ultimately becoming their life-long real estate partner. I am analytical, experienced in the local market, and friendly. My clients Brittnie and Matt said it best. “If you want someone that is honest, knowledgeable, and plays everything straight, Michelle is definitely your realtor.”
What Percentage of Your Business Comes By Referral?
Over 90% of my business comes from referrals. My wonderful past clients are happy to refer family and friends (both in CO and out of state) to me. I have an extensive network of agents across the US that I can connect buyers and sellers with if they need a referral.
Can you provide me names and phone numbers of past clients for references?
Of course. I’d be happy to connect you with past clients so you can learn more about how I work and the relationship I build with all my clients. To start out you can also check out the testimonials from past clients on my web site. www.michellevancil.com
