None of us could have ever predicted that we would be working in the real estate world during a pandemic. I know there are a lot of questions about how the process is different now, so I wanted to address those starting with buying a home.
Staying away from market statistics (low inventory, etc.) I wanted to let buyers know the process of buying a home during COVID. Things have definitely changed, but as an industry we now have a system in place to keep all of us (agents and clients) as safe as possible. Folks still need to buy and sell and moving may even be the boost you need. So here is how we do that in our current world.
- Financing – Make sure you have all your “ducks” in a row when it comes to financing, down payment, etc. Lenders are also facing more challenges during the pandemic so you need to have a lender on your side before you even start looking at a home. This has always been advised but is even more crucial in today’s world. If there are going to be any red flags you want to know those now (and not in the middle of a contract to buy your dream home). It also puts you in a much more competitive position in what is currently a seller’s market.
- Look at Homes Online In More Detail – Thankfully, so many more listings now offer virtual walkthroughs, extensive videos and floor plans to give you a sense of the home without ever stepping foot inside. Take advantage of those tours as your “first look”. Technology is our friend. This a trend that will stay which is fantastic. If the home isn’t a good fit there is no reason to physically go into the home putting yourself and others at risk.
- Scheduling a Showing – Most listings are not allowing overlapping showing times (to minimize exposure) which is great, but that does present challenges as far as having enough time slots available to get potential buyers through a home. Showing slots are often times limited to less than an hour to allow more buyers to get through the home. Make sure you can make the time you work out with your agent, because if you miss your window you may not have a chance to get back in.
- Looking at Homes in Person – With current county guidelines, in person showings are allowed, but don’t forget your mask! Masks are required to go into homes and gloves are great too if you have them. As your agent I will be the one to open doors, cupboards, etc. to minimize the number of people touching surfaces inside a home. We’ll also be wiping down surfaces as needed to get ready for the next buyers coming through. We will also be socially distanced while viewing the home. 6 feet apart.
- Decision Makers Only Looking at Homes – This is not the time when you can bring your entire extended family to check out a house. Those signing the contract are the only ones allowed inside the home with their agent. I know it’s sometimes nice to have others see a home with you, but that isn’t an option right now. Take advantage of the online tours.
- Be respectful of others and their homes – This has always been the case, but now more than ever we need to follow guidelines in order to keep everyone safe and to allow the real estate market to thrive.
