This is a great chart put together by a fellow Realtor with good data on available single family homes in Boulder County dating back to 2005. The upper blue section shows our “old normal” market. The red shows our “new normal” since 2013. The big question is will we ever get back up into the blue zone when it comes to inventory. The start of 2020 is showing inventory under this same time last year. I do think we will see some more homes hitting the market in the next 2-4 weeks (believe it or not our “spring” market starts in February), but will it be enough to keep up with demand? I’m not overly optimistic that will be the case.
Sellers do seem to be adjusting their prices to the current market but still have a slight advantage right now with a lack of competition. If you are looking to sell right now is a fabulous time before more competition hits the market. Every home I’ve shown in the last week has multiple showings going on at the same time. Demand is there.
