I spent some time this morning exploring the new home community built by Meritage just West of 287 (between S Boulder Road and the Autumn Meadows neighborhood) in Lafayette. I think Meritage designs and builds a good product, and I have been anxious to see this new community. They are selling quickly. The builder is giving an 11-12 month time frame for move-in since they are trying to keep up with the lot sales in relation to their ability to get the homes built. As we know, there are a shortage of construction workers in CO. This community meets a big demand in the Boulder County housing market. There aren’t too many places where you can get a new home in a convenient location in Boulder County. You’re only a few minutes to downtown Louisville and downtown Lafayette from here and steps from the Coal Creek trail that runs for miles in both directions.
There are two different home collections.
The Trail collection includes the following models: Apex, Canyon, Glacier, Monument, Red Rock, and Timberline
Base price is $484,990 to $535,000 (so realistically talking final price in the mid to high $500s after design center, lot premiums, etc.)
The Alpine Collection has the following models: Fraser, Independence, Fremont, Kenosha, Trail Ridge, and Berthoud
Base price range is $585,000 to $645,000 (so realistically talking final price in the mid $600s to lower $700s after design center, lot premiums, etc.)
Some of these homes are going to have amazing views. There is a substantial waitlist for those lots that look over the creek. I was told those homes are high enough not to be in a floodplain. More research is needed to confirm that.
My two favorite interiors were the Canyon (good use of space for a 2 story with a nice side office nook and big pantry just off the kitchen, and a sensible upstairs layout), and the Timberline (spacious ranch with good floor plan for entertaining and a huge basement if you decide to finish it out or just great for storage).
