Year To Date Market Update

Let’s look at what the market has been doing this year. These statistics are through August 31st of 2014 (as compared to the same time period last year).

Boulder Single Family Homes

  • Home sales are down (-13.7%) 
  • Days to Offer is up (+8.3%)
  • Both Median Sales Price (+6.58%) and Average Sales Price (+7.98%) are up

Boulder Attached Dwellings

  • Homes sales are down (-5.43%)
  • Days to Offer is down (-28%) Wow, that’s really down!
  • Median Sales Price is up (+2.52%) and Average Sales Price is down slightly (-.68%)

Denver Single Family Market

  • Homes sales are down (-3.18%)
  • Days to Offer is down (-15.9%)
  • Both Median Sales Price (+8.1%) and Average Sales Price (+7.27%) are up

Denver Attached Dwellings

  • Home sales are up (=4.6%)
  • Days to Offer is Down (-31.8%)
  • Both Median Sales Price (+3.76%) and Average Sales Price (+3.45%) are up

The Metro Boulder/Denver housing market continues to see strong buyer demand. However, sales dropped slightly and the inventory of homes for sale has declined. This is consistent with year to year market trends in late Summer. However, available inventory is still considerably lower than historical averages. As a result of low inventory, price gains have been strong, especially in the most affordable single family home markets.
