I’ve been watching new listings in Louisville very closely lately, since I have a couple clients wanting to get into that community. Louisville has a lot going for it. Great downtown, open space, parks, and schools. It’s a popular place to be!
Here is what’s going on in the city of Louisville these days. These numbers are for single family homes only. There are not many attached dwellings to report so I am sticking with single family homes.
In all of Louisville there are 64 homes for sale. Of those 64 homes, 22 are under contract. The lowest priced home is $184,500 (an Old Town bungalow that is under contract), and the highest priced home is $1,400,000 (a 4200 square foot remodeled home on almost 1/2 an acre a few blocks from Old Town). The average days on market for all homes (whether they are under contract or not) is 62 days.
If you break down the price points, this is what we have:
40% of homes priced up to $450,000 are under contract.
30% of homes priced $450,000 to $700,000 are under contract.
None of the 7 homes priced over $700,000 are under contract.
We’re seeing 5-7 new listings come on the market in Louisville each week this time of year (though this first week in November there were 13!). The average price of homes in Louisville went up 5% for the 3rd quarter of 2012 compared to the same time last year. That’s a number it is nice to see.
