The other day I found myself in the Frasier Meadows neighborhood in Boulder and it got me thinking again how unique this little area is. The neighborhood has a very convenient location (close to grocery store, bus, highway, CU, and more), and a lot of the houses have great views of the Front Range. Not sure where the neighborhood is? Check out the map below. Frasier Meadows is South of Baseline, East of US36 and West of Foothills. There are winding streets with homes originally built in the 1960s and 1970s. Most of the lots are 1/4-3/4 of an acre with big trees and nice lawns. The neighborhood schools are: Eisenhower Elementary, Manhattan Middle School, and Fairview High School. Currently for sale are the following homes:
4570 Comanche Drive – Under Contract – Listed at $519,700 – 4bd/3ba – 2300 sq ft – .31 acre lot
455 Lipan Way – Active – Listed at $575,000 – 5bd/3ba – 3300 sq. ft – .31 acre lot
385 Mohawk Drive – Active – Listed at $620,000 – 3bd/3ba – 2600 sq. ft. – .34 acre lot
295 Inca Pkwy – Under Contract – Listed at $679,900 – 4bd/4ba – 4000 sq. ft – .37 acre lot
440 Erie Drive – Active – Listed at $799,000 – 5bd/3ba – 3800 sq. ft. – .35 acre lot
4295 Caddo Pkwy – Listed at $895,000 – 4bd/3ba – 2575 sq. ft. – .38 acre lot
There is not a ton of movement in the neighborhood (just 11 houses sold in 2011) but 13 houses have already sold in 2012. If you are interested in checking out this neighborhood let me know. It’s one to keep an eye on if you are looking for something unique in a convenient location.
